 Does The House On Your MLS Listing Look Like This? Would You Buy This House?
The flat-fee listing agency type of service has been around for a while. A flat-fee listing gives you the opportunity to have your house listed on MLS for a flat fee plus the buyer’s commission. Usually a flat-fee listing involves the agent adding your house to the local multiple listing service (MLS), giving you a sign for the yard, a lockbox for the door and registering you in the centralized showing system that agents use to setup appointments for showings, if your local real estate market uses a scheduling service. There are other options available to you but for those are the basic service you should insist on. From that point, you’re on your own. You market your house, conduct showings and open house tours, etc. You represent yourself and take care of all the little details. I’m not going to argue the pros and cons of flat-fee -vs- full-service listing services, because I believe both have their own merits. However, I do want to ask flat-fee clients, are you too cheap for your own good?

A career in real estate can be as flexible or as demanding as you wish. You can also do it in your spare time if you’re looking for a flexible second job. While that may work well for the agent, it doesn’t bode well for the unfortunate homeowner that is paying full price for a part-time service. Part-time agents don’t perform as well as agents that devote their entire careers towards real estate. They simply don’t have the time to devote to selling your house like a full-time agent would. So, when you interview your next real estate agent, make sure that this agent does real estate full-time. If you don’t, your house may sit on the market for a long time.

 Just Another Happy UVerse Customer
Please excuse the spotty network availability of our websites during the past two weeks. On Tuesday, July 20, which will be forever known by my company as “Black Tuesday,” we upgraded our AT&T DSL internet services to the new AT&T Uverse for a faster Internet connection. You might have experienced access problems during those weeks while we fixed problems and changed over to new IP addresses.
Unfortunately, you probably experienced problems accessing our sites or emailing us for a few weeks afterwards. Our experience with UVerse during the past few weeks had its ups and downs. Unfortunately, those ups and downs were in the form of Internet connectivity with our web and mail servers. We still don’t have an active fax line as a result of the upgrade either. However that should be fixed by Thursday, August 18.

Shortly after launching our Really Rotten Realty website last month, we were reminded of the difference between Realtors and real estate agents. That reminder came in the form of a friendly request from the National Association of Realtors’ legal department about the correct use of their trademark. Without thinking, we interchanged the word Realtor for real estate agent in a couple of sentences scattered throughout our site that described AgentHarvest’s real estate agent finder services. Even though the term Realtor was used positively to describe quality agents, it’s still a trademark violation nonetheless. It was an oversight on my part that was promptly corrected and I want to thank The National Association of Realtors for bringing that oversight to my attention in the kind manner in which it was relayed. The Trademark Administrator for NAR, Mary Newill also provided me with lots of information regarding the correct usage of the word Realtor. Apparently she said that this misuse is quite common, even for Realtors. Case in point since I misused the term and I’m also a Realtor. Seeing as this is such a common problem, I decided to share the information she relayed to me.

In this highly competitive market real estate agents jump on expired listings. So, when your listing expires you can expect a flood of calls from real estate agents eager to win your listing starting the morning your listing expires or gets canceled. Unfortunately, this is going to be a vulnerable time for you because you are probably not happy with the real estate agent you’ve been working with over the past few months and are ready to make a fresh start with a new real estate agent but don’t want to make the same mistake of picking an agent that can not sell your house a second time.
Expect calls from lying real estate agents trying to weasel their way into your home to steal away your listing. Failure to see through their lies may result in hiring a real estate agent that you will not be happy with. Here are a few of the most common lies you’ll hear from real estate agents when your listing expires.

 Is this your agent?
According to the “2009 Profile of Texas Homebuyers and Sellers” study conducted by the Texas Association of Realtors, 8 out of 10 sellers said that they would not use the same agent again to sell their house. The survey doesn’t mention why sellers wouldn’t use the same agent again, but the Texas Association of Realtors speculates that it could be attributed to sellers no longer living in that agent’s area or that agents do not spend enough effort staying in contact with past clients. I think there are other reasons the article doesn’t want to admit.

Rarely is it a good idea to use the same agent that sold your last house to sell your current house. You should focus on finding an agent that is successful in your new neighborhood instead of using your old agent that was an expert in your old neighborhood. Successful real estate agents focus on a targeted area and because of that focus, they perform better in certain areas than they would in other areas. So the same agent that you used to sell your last house may not perform as well selling your current house.

Does the Realtor’s Code of Ethics and the Texas Real Estate Commission’s Canons of Professional Ethics and Conduct Conflict with a Realtor’s Fiduciary Duties to their Buyer Clients? This discussion focuses on an agent’s participation in a buyer client’s potentially discriminatory request, and how strictly observing the Code of Ethics and TREC Canons may conflict with an agent’s fiduciary duties to that buyer client. Two of the most common questions we receive at AgentHarvest is “how is the real estate market doing in my area” and “at what point in today’s real estate market should I sell my house?” Depending on whom you ask, answers may vary. Ask a real estate agent and they’ll all say “NOW!” If you read the press releases from the National Association of Realtors, you’ll detect a “glass half full” optimistic spin on the market whether it’s going up or down. If you read the newspaper or watch the news, they love to put a negative spin on it because disaster stories make great news, even if they have to sensationalize it a bit to increase ratings. All three venues have their own motivation for their slant or spin so who should you believe? ME of course!
